Anyone ever live in the islands? Looking at real-estate investments and want to ask someone questions that isn't trying to sell me something. Shame on me, a Realtor that doesn't trust other Realtors. ha

I actually grew up there and am pretty familiar with places on Oahu mostly. Just make sure you are ready to drop some major dough as the average cost of a family home there is around $500-$600k. I think studios go for around $300k.

"Haoles" as we call them actually own quite a bit of property there.

My neighbors are from Hawaii and had some friends move there about 2 years ago. Very expensive place, but not sure how good it is for investments.

really depends on what ur tryin to do with the investment. typically the cost of a place bought in order to rent out may just pay the mortgage. buying in hawaii to sell later is a good investment because the rate of property value increase is higher than most other places.
That is just a generalization from my experience living there and looking into it myself. typically on oahu, waikiki is good for rentals, whereas throughout the island is better for the second option. Each island is different too. maui and big island are completely different in pricepoint and options too. Some good properties on kona side that can be rented out at a lower buying pricepoint.
Just some thoughts.

All good information, I am thinking local rental, not vacation and some prices are under 100K

With a monthly local rental you'll more than likely have all or a huge chunk of the mortgage paid. Longer term investment, but selling it later will reap a better benefit than anywhere else. At that price ur looking at either a condo on oahu, or you could probably get a house on big island. Just make sure you look into the zoning of the property. Some of the zoning out there will not let you rent a property out. Good luck.
