im looking for a retail space, thought i would get your guys opinion on where you would like to see a new location.

1 aurora i-70/airport
2 centennial 1-25 /Arapaho
3 Glendale Alameda / leatsdale
4 open to suggestions

2 - stick in Douglas county, 8th largest per capita income nationally :)

Awesome, good luck! I think the Glendale area would be good or something closer to downtown (though retail is certainly more of a premium the closer downtown you get).

There is nothing downtown at all, its a fish desert. So I vote for Alameda and Leetsdale

1 Aurora while close to DIA and convenient for pickups there isn't much there advertising would be key.
2-3 might not be bad but visibility could be an issue depending on which shopping centers you are thinking about. Highway access would be good though.
4 thought you were thinking about down near southlands. There is also the old Albertsons on Mississippi and Peoria that's being renovated its even called Ocean something.

They are building a Pacific Ocean Market there. Due to open Spring/Summer.

Another good point, but location is key, and if it sucks getting there because of traffic and not being off a highway then that could hurt, also parking might be an issue.

Aurora has no competition, east of Colorado basically is nothing but Todds which i could consider as much of a Saltwater LFS as petco...
but is there a reason aurora has no competition? whether it be a lot of freshwater keepers, lack of $, lack of choices of stores? could be a risky gamble, but then again so is going into the business....

Honestly id vote the Leetsdale/Glendale location, i don't think i70 and airport is bad at all and definitely not a hard location to tell anyone, (either not familiar with the city or even new to the city), but can see the $$ where Glendale is and as Bryan mentioned, a lot of saltwater downtown owners might like a place on the way home to kill traffic hour or to stop in rather than going to either the petco/smart.

I like option 2, and there are some older retail strips that you could probably get decent rent

Now downtownish doesn't have to be in lodo where parking blows. Something like highlands, uptown, lohi...

Something east with nearby hwy access would be best. Option 2 does have a lot of potential with all of the growth there but I wonder why shops like Barrier Reef and another of off Jordan in that area failed. There are a lot of retail space anywhere between 25 and Parker.
